Go for white / pale neutral colours. Clean-cut, simple, modern furnishings are usually the way to go.

Whether to go fully-furnished or partially furnished depends a lot on your target group of tenants. Large apartments should be catering to families and they will have furniture already, so partial’s better for them.

Smaller apartments usually serve singles / couples and they wouldn’t have invested too much on furnitures / appliances so they would like to have the apartments fully furnished to save them the hassle ( + plus it is usually the tenant’s wife who goes shopping to accessorize the apartment, expat singles don’t have the leisure of such time).

Renting furnitures have also become more popular and it allows flexibility because each new tenant can simply go and choose what they like and the rental company takes care of the moving and storage so its one less headache for the owners.

One part of the home-buying process that many people fnd challenging is the part where you make an offer to buy the property. Offering to buy it at an unreasonably low cost may offend the sellers and give them the impression that you’re taking advantage of their need to sell. It could jeopardize your chances at closing the deal. Conversely, if you offer something higher than what you should, it’s obviously not going to be advantageous to you.

When figuring out how much to offer, it pays to do some digging on historical data. Don’t jump on a deal or base your offer entirely on the list price of the property. Find properties in the same community with the same (or almost the same) specifications so that you can make a closer match to what you think would be a fair offer for the home you want to buy.

You’ll find that the asking prices for these houses will be similar.

Inspect the property to find out whether there are things that would justify lowering the price of the house such as minor repairs, things that need to be replaced such as light fixtures, faucets, etc. If you find things to be repaired, discuss this with the owner and see if he/she can lower the price or at least shoulder the cost of the repairs.

You should also consider other factors such as how long the house has been sitting, waiting to be sold. It may make an impact on the willingness of the the owners to lower the price of the house if they haven’t been able to sell it for a long time.

It’s considered good practice not to offer lower than 85% of the asking price. The idea is to offer something low enough so that even the counter offer may still be within the vicinity of your price range.

It lies between the Ghatkopar and Kanjurmarg Suburban Railway Stations.

Chembur- Located 22 Km to the North-East of Churchgate, Chembur is located in the eastern part of Mumbai. The Suburban Railway station of Chembur is on the Harbour Line. Owing to its central location, it is well connected via roads to Navi Mumbai, Ghatkopar, Sion, Kurla, Mulund, Mankhurd, Panvel and Thane. The NG Acharya Garden or Diamond Garden, Sandu Garden and Pestom Garden. are the major attractions of Chembur. It is about 20 Km from the international airport and 18 Km from the CST railway station.

Jogeshwari- Jogeshwari Suburban Railway station lies on the Western Line between Andheri and Goregaon. Jogeshwari-Vikhroli Link Road or JVLR, as it is popularly known connects it to the central suburb of Vikhroli. The place is mostly inhabited by Muslims and Maharashtrians. The suburb is named after Goddess Jogeshwari. There are some earlier caves in the eastern part of the region, dedicated to Lord Shiva and Goddess Jogeshwari.
